Zoning regulations applicable to zone H-33 currently provide for **single-family (H1), two-family (H2), and three-family (H3)** residential uses, subject to applicable standards and conditions. The zoning chart specifies, among other things, a range of 2 to 3 dwelling units per building for H2 and H3 uses.

The lot is serviced by municipal sewer infrastructure. The zoning chart outlines various standards regarding lot area, width, and depth, as well as setbacks, building placement, and dimensions.

**IMPORTANT:** Regulations are currently evolving, and the provided chart represents a **draft zoning by-law dated May 27, 2026**. Furthermore, zones H-32 and H-33 are subject to **Interim Control By-law No. 322**. Any construction project--whether for a single-family, two-family, or three-family dwelling--must therefore undergo the necessary checks with the Town of Sutton and comply with the regulations in force at the time of the permit application. A new specification grid will be available in September 2026.
